Peeling garage floor kit in Ocoee, FL

Why coated floors fail

We are called to look at failed floors every week. The patterns repeat. A store-bought kit rolled onto a smooth slab peels in the wheel paths within a year. A coating applied over damp concrete bubbles and lifts as vapor pushes up underneath. Thin coatings soften under hot tires and pull away. Floors installed without UV-stable topcoats turn yellow near the door. Chips and gouges appear where tools or jacks were dropped.

Almost every failure traces back to one of three causes: poor surface preparation, untested moisture or the wrong product for the conditions. Repairing the floor properly means addressing the cause, not just covering the symptoms.

Assessing the damage

Our visit starts with questions about the original installation, when it was done and what product was used. We inspect the failure pattern, test adhesion in sound areas and take moisture readings. That tells us whether a localized repair is possible or whether the entire coating needs to come off.

Localized repairs

When the original coating is well bonded and the damage is limited, we can repair spots. Chipped areas are ground out, feathered at the edges and filled with matching material. Small delaminated patches are cut back to sound coating, prepared and rebuilt. Afterward, a full clear topcoat ties the repair into the surrounding floor and evens out the sheen. Color matching on older, faded coatings is not always perfect, and flake floors hide repairs better than solid colors.

Full removal and replacement

When adhesion is poor across the floor, spot repairs only delay the next failure. In those cases, we grind off all existing coating down to clean concrete, repair the slab and install a new system designed for the conditions. If moisture caused the original failure, we use a vapor-tolerant primer. If sun caused yellowing, we switch to an aliphatic topcoat. If hot tire lift was the problem, we specify a higher-build system.

Common local scenarios

Peeling DIY kits. The most frequent call. These kits are thin and are usually applied after acid etching rather than grinding. We remove them and start fresh.

White powder under the coating. A sign of moisture vapor carrying salts. We test, remove and mitigate.

Yellowed floors near the door. UV damage to aromatic epoxy. A polyaspartic topcoat prevents it in the future.

Stains that will not clean. Some chemicals etch or discolor coatings. A recoat with a more resistant top often solves it.

Cracks reflecting through. Moving slab cracks need flexible fillers and sometimes joint treatment.

Repairing other contractors' floors

We work on floors installed by others regularly. We will explain what went wrong in plain terms and give you options at different price points, from targeted fixes to full replacement.

Recoating a worn but sound floor

Some floors are not failing at all; they are simply dull and scratched after years of use. A light sanding and a fresh clear topcoat can restore gloss and protection in a day. This is the most economical way to extend the life of a good floor.

Timeline and cost

Spot repairs and recoats often take a day. Full removal and replacement takes two to three days for a typical garage. Removal of thick or well-bonded old coatings takes longer and costs more than grinding bare concrete. Our estimates spell out each step.

Questions

Can you just coat over my peeling floor? No. New material bonded to failing material will fail with it.

Will the repair match? Clear topcoats over the whole floor help a lot. Exact color matching on aged floors is not guaranteed.

How do I prevent it happening again? Proper preparation, moisture testing and the right products for our climate.
