One-day polyaspartic garage floor in Ocoee, FL

What polyaspartic is

Polyaspartic is a type of aliphatic polyurea. Compared with traditional epoxy, it cures much faster, stays flexible across temperature swings and holds its color in sunlight. Those qualities make it especially useful in a climate where garages bake, lanais see direct sun and families do not want to give up their garage for three days.

It can be used as a full system, from base coat to topcoat, or as a durable clear topcoat over an epoxy base. Both approaches are common in our work.

Why fast cure helps

Traditional epoxy needs many hours between coats and several days before parking. A polyaspartic system can often be prepared, coated, flaked and topcoated in a single working day. Foot traffic is typically fine that evening or the next morning, and light vehicles can usually return in twenty-four to forty-eight hours. For busy households, rental turnovers and businesses that cannot close for long, that speed is a big advantage.

Fast cure has a tradeoff: the material has a short working time. It must be mixed in small batches and applied by an experienced crew working quickly and evenly. This is not a product for a weekend kit, and it is one reason professional installation matters.

Sunlight and heat

Aromatic epoxies turn amber under ultraviolet light. Polyaspartic does not. That is why we use it on lanais, carports, garages with west-facing doors and any space with large windows. It also handles heat well. A closed garage in August can climb past one hundred degrees, and polyaspartic stays stable without softening, which helps it resist hot tire pickup.

Moisture planning

Polyaspartic itself does not block vapor drive from a damp slab. On older homes with no vapor barrier, or on slabs that test high, we start with a moisture-mitigating epoxy primer and then build the polyaspartic system on top. That combination gives you the bond security of epoxy with the speed and UV resistance of polyaspartic for the remaining coats. Testing every slab tells us which route to take.

Finish options

Polyaspartic works with solid colors, full flake broadcasts and quartz broadcasts. Most of our one-day garages use a flake system for its texture and dirt-hiding ability. Clear polyaspartic is also an excellent topcoat over metallic epoxy or flake epoxy where UV resistance is needed. Gloss and satin sheens are both available, and anti-slip additives can be mixed into the final coat.

A typical one-day schedule

Early morning, the crew sets up and grinds the slab. Repairs are made with fast-setting polyurea. By late morning the base coat goes down and chips are broadcast. After a short cure, loose chips are scraped and vacuumed, and the clear topcoat is applied in the afternoon. We clean up, walk the floor with you and explain when you can walk on it and when you can park.

Larger floors, heavy repairs or moisture mitigation may stretch the job into a second day. We will tell you at the estimate.

Durability

Polyaspartic topcoats are harder and more abrasion resistant than many standard epoxies. They resist gasoline, oil, brake fluid, road salt, pool chemicals and most household cleaners. They do not chalk outdoors. With basic care, a polyaspartic garage floor holds up for many years.

Cost

Polyaspartic materials cost more than standard epoxy, but the shorter timeline reduces labor days. Final price depends on size, preparation, moisture mitigation and finish. Our estimates explain each line.

Care

Sweep regularly, mop with warm water and a neutral cleaner, and wipe spills promptly. Avoid dragging metal across the floor. A clear recoat in the future refreshes the surface.

Questions

Is polyaspartic better than epoxy? For speed and sun, yes. For bonding to damp slabs, an epoxy primer underneath is still the best start.

Is there an odor? Some, during application. We ventilate the space, and the smell fades quickly after cure.

Can it be installed in summer heat? Yes. We adjust batch sizes and timing for hot days.
